Selection Process

For an application to be considered each applicant must submit all of the following items:

  1. Each prospective tenant 18 years old or older (including spouse if married) must provide a separate signed and completed application.
  2. A copy of a government picture ID for each applicant
  3. A non-refundable application fee of $30 for each application
  4. A copy of their 2 most recent pay stubs, or if self-employed, 2 most recent years personal tax returns.
  5. A completed Lease Authorization to Release Information for each applicant
  6. A signed copy of the Resident Selection Criteria (one per household)

Pets may be accepted or declined at the owners' discretion. A pet deposit of $250 is required per pet and to be paid in full prior to move-in. No dogs greater than 50 lbs. will be accepted. We do not rent to owners of Pit Bulls or other dangerous animals (determined by the owner and insurance company). Pets will be subject to visual inspection. Domestic animals only.

Income must be a minimum of 3x the monthly rent
Rental History must show a history of paying rent on time and no damages
Criminal History no felony or drug convictions
Credit must show no money is owed to current or prior landlords or utility providers. Although credit is a factor, income and rental history are much more important.  
 


We will evaluate your application as soon as we can. Usually, the evaluation process takes a few business days. All information in the rental application(s) regarding employment, criminal, credit, and landlord history must be verified before a decision on the application can be made. A decision on an application may be delayed due to delays in the verification process. 

Multiple Applications - It is entirely possible that Management may receive multiple applications from unrelated individual applicants on the same property at approximately the same time. If such is the case, we will process all applications for consideration as to what we (in our sole discretion) deem the best applicant, which may not necessarily be the first application received. In such cases, more than one applicant may meet the minimum requirements, however only one will eventually be approved. Because we represent the best interests of the rental property, we will accept the best application, which may not necessarily be the first application received. When processing applications, it is necessary for Management to expend time and cost in credit reports, criminal reports, and other administrative cost. Hence, our policy that the application fee is Non-refundable. If your application meets the minimum requirements, but is not the approved one for the property for which you are applying, you may consider applying for other available properties that we may have, without payment of an additional application fee.

The first applicant who completes all of the following steps will be accepted as the renter.

  1. Meets all the requirements listed in the selection criteria,
  2. Agrees to the deposit and rental terms within two business days of notification,
  3. Provides the appropriate deposit, plus applicable pet deposit, plus first month's rent, all paid in cash, money order, or cashier's check within 2 days of agreement, and
  4. Signs the lease agreement within 2 days of agreement

We follow the federal Fair Housing Act, which prohibits "any preference, limitation, or discrimination because of race, color, religion, sex, handicap, familial status, or national origin, or intention to make such preference, limitation or discrimination."
